Seller tips
The paint colors, flooring and fixtures I recommend before you sell
By Antonia Bagoje, Realtor, CA DRE #02134539
When sellers ask me what to update before listing, my answer almost always comes back to three things: paint, flooring, and hardware and fixtures. They're the updates buyers notice first, and they change how a home feels in person and in photos.
These are the exact picks I share with my Newark Lake area sellers. You don't need to do all of them. Think of this as a menu, not a checklist.
01 · Paint colors
Top picks that appeal to buyers
Buyers want to picture their own furniture and their own life in the space. Warm, light neutrals do that better than anything else, and they photograph beautifully for the listing.
Colors on screen are approximate. Always test a sample on your own wall, in your own light.
- Agreeable Gray (Sherwin-Williams). The number one selling neutral. Warm enough to feel cozy, light enough to open up any room.
- Accessible Beige (Sherwin-Williams). Pairs beautifully with white trim and works in any room.
- Alabaster (Sherwin-Williams). My pick for trim. A warm white that avoids the cold, sterile look, and buyers love it on cabinets.
- White Dove (Benjamin Moore). A soft, creamy white and one of the most popular staging whites.
Paint is the highest ROI update you can make. A fresh coat of neutral paint significantly boosts perceived value and helps buyers see the home at its best.
02 · Flooring
What buyers are paying a premium for
Floors run through every room, so they set the tone for the whole home. Worn carpet or dated floors make buyers start adding up projects in their head. Fresh, light floors say move-in ready.
What to skip: dark espresso floors (they show every bit of dust), carpet in main living areas (it reads as dated) and builder grade linoleum.
Updated flooring is one of the most consistent things buyers comment on. It sets the tone for the entire home and signals move-in ready.
03 · Hardware & lighting
Small swaps, big impression
This is where a weekend and a modest budget go a long way. New cabinet pulls and a few light fixtures can make a kitchen or bath feel updated without touching a single cabinet box or countertop.
These are small swaps that make a huge difference. Updated hardware and lighting elevate the entire feel of a home, and they're among the easiest changes to make before listing.
Putting it together
Where I tell sellers to start
Every home is different, but this is the order I usually walk sellers through.
The highest return for the money, and it changes every room at once.
Quick, affordable swaps that make kitchens and baths feel updated.
The bigger project, but worn or dated floors are what buyers comment on most.
